Orders
Browns Mills sits directly outside the Browns Mills gate of Joint Base McGuire-Dix-Lakehurst — often called the Texas Gate — roughly ten minutes from the McGuire-Dix core. PCS guides consistently name it the shortest commute available off base, and note that inventory near the gate is limited. Helen A. Fort Middle School, where Browns Mills kids go for seventh and eighth grade, is a Purple Star School, a New Jersey designation for schools with military-family support programs.

Deborah
Deborah Heart and Lung Center, 200 Trenton Road, is the town's economic anchor and the only hospital in the Delaware Valley treating cardiac, vascular and lung disease exclusively. It employs somewhere in the range of one to five thousand people and draws patient families from across the region.
The part outsiders don't believe: in more than a century, Deborah has never issued a bill to a patient. It bills insurance, and does not charge co-pays, deductibles, or balance bills.

The price
Median sale price was $285,000 in May 2026, down 15.2 percent year over year, with homes averaging about 34 days on the market. Cost of living runs roughly 19 percent below the New Jersey average and home prices roughly 47 percent below.
Renting is harder than buying. About 68 percent of homes here are owner-occupied against roughly 23 percent renter-occupied, and the stock is mostly single-family — mid-century lake-community subdivisions like Presidential Lakes, Country Lakes and the Mirror Lake neighborhood, built as summer cottages and converted to year-round houses. We have no reliable current average-rent figure and won't invent one.

The thing nobody tells you first
The drive-time reality
Browns Mills is about 5.6 square miles with roughly 10,700 people in it. The retail spine is thin on purpose — this was a summer lake town. Knowing what's in town, what's a drive, and what needs a military ID is the single most useful thing on your first day.

A Rite Aid still appears in some directories. CVS acquired the prescription files of dozens of closed New Jersey Rite Aid stores, and we could not confirm whether the Browns Mills location is open — call before you drive over.
One more time, plainly: this is a car town. There is one county bus route and one sparse NJ Transit line. Both are described on Living Here. Plan on a car.

Getting on base as a civilian
The Browns Mills gate — the Texas Gate — is open 24 hours. That does not mean you can drive through it. Civilians without a Department of Defense ID need a sponsor.

Practical gotchas

Sewer or septic
Township sewer is billed at a flat $90.00 per quarter, per unit. Township code bars a new septic system where sewer is available. Which of those two applies to a given address is genuinely a per-address question, and we do not have a street-by-street map. Ask the Sewer Division at 609-894-3373 before you close, not after.

Flood zones
There are three lake systems and the North Branch of the Rancocas here, which means mapped flood hazard areas almost certainly exist. We have not found a Browns Mills-specific source we trust, so we are not going to tell you whether a property floods. Look the address up yourself on FEMA's official map service: msc.fema.gov. Ask your lender and your insurer too.

Getting around
One county bus, one sparse regional line, no rail in town. Groceries, the county seat and the interstate all assume a car. Two-driver households are the norm here for a reason.

Trash day
Your collection day depends on your route and lives inside a township PDF. Call the Recycling Coordinator, Donna McBreen, at 609-836-5258, give her your street, and write the answer on the fridge. The two separate trash contacts are explained on Living Here.

Taxes
Property taxes are quarterly, and the same account carries water, sewer and solid waste. In 2026 the bills went out late and the township extended the grace period to September 8. Confirm your quarter with the Tax Collector at 609-894-3365 — and confirm the online payment address by phone, because we have not verified the portal the township links.

The honest part
Tradeoffs, stated plainly
You will read things about Browns Mills online. Some of it is measurable and some of it is opinion, and we think you should be able to tell which is which.
- Crime. AreaVibes and Niche put the local crime index at 2,103, roughly 28 percent above the New Jersey rate. That is one methodology from one pair of sites, not a police statistic, and it is a town-wide figure that says nothing about a specific street.
- Schools. Niche reports a graduation rate around 79 percent, about nine points under the state figure.
- Resident complaints. Local discussion recurrently raises road conditions, drug activity, illegal ATVs and dirt bikes, and property upkeep. Those are opinions held by neighbors, not verified findings, and we list them as opinions.
- What's measurably good. Three swimmable lakes, 37,242 acres of state forest a few minutes up Route 530, a fourteen-mile creek paddle, and the farm where the cultivated blueberry was invented — all covered on Outside. Housing costs well under the state average. A hospital that has never billed a patient.
